LOC – Loreto Open Community is the project that won the international call C40 Reinventing Cities for the urban regeneration of Piazzale Loreto in Milan with a team led by the company Nhood as investor and developer.
Nhood Services Italy S.p.A. is one of the main actors in the real estate industry in Italy specializing in urban redevelopment, as well as an important player in the commercial sector, which is part of AFM (Association Familiale Mulliez). Founded in 2021, it is a new company specialized in real estate consulting and services that develops new neighborhoods and mixed-use living places on properties to be revitalized, with a triple positive impact on people, the planet, and prosperity. There are four pillars to Nhood’s new business model – culture, innovation, commerce, and proximity – and LOC is one of the projects that best embraces the company’s new spirit.
It will be an “Open Sky Square”, accessible and inclusive, designed with an integrated approach with the listening and involvement of the local community in the pre-project phase and in the following phases, able to respond to the theme of resilience, climate adaptation and aligned with the goals of the UN Agenda 2030.
It will be a vital and flexible hub where to enjoy exhibitions, spaces for concerts, meeting places, culture, services, catering and much more, inside and outside the volumes of the new square, which will be conceived as a “Sky Forest” with 500 tall trees, placed inside and in the surrounding streets, including about 300 planted on the ground thanks to the partnership with those who make the “urban forestation” its mission, Forestami.
The project also includes the regeneration of the Via Porpora complex, which will be dedicated to business activities, meeting spaces, co-working, and a point of listening to the territory to share ideas and proposals.
It will be an “Intelligent and Sustainable Neighborhood”, built according to the criteria indicated by LEED (The Leadership in Energy and Environmental Design) and CAM (Minimum Environmental Criteria) certification.
A project aligned with the Milan of the future and the “city within 15 minutes”, where collaboration between public and private is central. The Social Return on Investment (SROI) has been calculated with an index 4: with an initial investment of over 60 million euros, the value generated for the community will be about 250 million euros.
