The Novoli Village is in the heart of the 5th district in Florence, in an area of the city that offers a mix of intergenerational, university and residential. The district is rich in diverse services, making it dynamic and vital and represents an ideal place to meet the daily needs of the elderly.

The condominium, located in Via Baracca 48, is a typical example of urban regeneration. The building, originally occupied and degraded, has been completely renovated and optimized from an energy point of view through a special maintenance. It is divided into six floors above ground, equipped with elevator and shared staircase and includes 37 housing units (two-room and three-room) and common areas. On the ground floor, in addition to spaces for services (concierge, laundry, communal bathroom), there are rooms for recreational and socializing activities and health services for residents and open to the territory (specialist clinics).

The apartments are designed to ensure safety and comfort. Each floor houses seven units, of which six two-room apartments and one three-room apartment. The two-room apartments vary in size from 40 to 65 sqm and consist of a hallway, a double bedroom, a bathroom and a living-dining room with kitchenette. The three-room apartment, of about 70 square meters, includes an entrance hall, a double bedroom, a single bedroom, a bathroom and a living-dining room with kitchenette. Some apartments also have a covered loggia or balcony. Each floor has a common space that can also be used for a shared assistant.

Each apartment has a fully equipped kitchenette, complete with dishwasher, refrigerator, oven and induction hob. The bathrooms are equipped with toilet, bidet, sink, shower 80×80 and electric heater. The tenants have the possibility to furnish the spaces according to their own tastes and personal needs.

In addition, all apartments have heating and air conditioning, connection for washing machine and sockets for TV, telephone and Internet, thus offering a functional environment.

The project is the result of a synergy between the Consorzio Fabrica, Consorzio Co&So, Cooperativa Sociale Il Girasole and the CR Firenze Foundation. The Novoli Village is a place open to the territory, capable of generating a virtuous network of innovation, care and sustainability, involving not only its residents. The aspiration of this project is to build a community where the elderly can live with dignity, serenity and independence through the experiences of cooperation of the promoters.
