The logistics market in Italy is a strategic field for the economy, contributing 10-12% of GDP, with an estimated value of €200 billion. Over the past five years, it has recorded an annual growth of 15-20%, increasing employment from 1.2 to 1.6 million of workers over the last decade.

The expansion of e-commerce and a more efficient supply chain have boosted the demand for logistics area, increasing the annual surface area from 1 to 2.7 million m² between 2000 and 2023. The lack of available areas has encouraged the development of innovative structures, such as multi-story warehouses that optimize buildable space by multiplying usable surface per m² of available land, as well as the drastic renovation of outdated existing warehouses.

The redevelopment of brownfield areas, i.e., disused industrial sites, represents a key opportunity. It is estimated that around 35,000 hectares of such areas exist across the country, with 80% gathered in major industrial regions. Of these, approximately 20 million m² of gross leasable area (GLA) could be requalified for logistics use.

An example of redevelopment is the Bologna Airport Brownfield Project, which transformed 160,000 m² into a modern 70,000 m² logistics hub. This involved demolishing a former 20,000 m² production plant and 5,000 m² of office space, creating 250 new jobs and public areas, including a playground, a senior center, and parking lots.
