The use of an ever-increasing number of apartments for tourist use through short-term rental has been one of the factors that weakens the social fabric of cities for some time now (at least 10 years). Fewer and fewer permanent residents and more and more occasional and intermittent inhabitants are redefining the urban system, implementing specialized trade, bringing about an increase in urban costs and the value of rent, redesigning the urban population with the expulsion of the less well-off classes.

There are many attempts to regulate, stem and combat this phenomenon. In some urban contexts, resident citizens openly oppose this use of the city. What really is the situation in Italy and what is being done to seek regulation? The conference asks itself these questions and seeks an answer through specialized studies and the narrative of the experience of two cities and the region of Tuscany that have tried to define rules.
